Tourist tax on Airbnb: Should I collect or pay it?

The tourist tax for seasonal rental is now required by the public authorities. But who pays it or collects it? The host? Airbnb? The tenant?

Recently introduced by the public authorities, the residence tax is a tax charge that may require a State or a municipality on the rental of rooms. Whole dwellings (apartments or studios) are therefore not concerned. This tourist tax also bears according to the locality, the name of accommodation tax, hotel tax, sales tax, local tax or tourist tax.

The amount of this tax is not frozen, since it is dependent on the region, department, city. It is therefore important to get closer to the state tax representation of your locality in order to inquire about the amount required as a residence tax.

Tourist tax: how is it calculated?

Despite the fact that fixing the amount of the residence tax does not involve the host, it is necessary to know how it is calculated. Specifically, this enemy tax applies to costs related to the operation or proper maintenance of the leased accommodation. This can therefore be household expenses or extra travel expenses in the accommodation. Some localities calculate this residence tax per person per night.

Moreover, always according to the locality, it is possible that the accommodation is not subject to a residence tax beyond a certain number of nights.

Tourist tax: Should I pay or collect it?

Collection or payment of the residence tax responsibilities of the host . So many are probably the hosts ready to click on the closure cross of this tab of their browser. However, before doing so, read this explanation.

According to the new Airbnb statutes introduced on July 1, 2018, the host may either pay or collect the tourist tax (and remit it to Airbnb who is responsible for the payment to the tax). In fact, the tax is not settled by the host with money from his pocket, it only plays an intermediary role between the commune where the accommodation he rents and the seasonal tenant is located. This role, however, only instills itself on the host if it wishes to Airbnb, since the platform for the past few months is itself responsible for collecting and returning to whom (tax administration and on behalf of the declarant or host) the residence tax in 23,000 French municipalities.

If, on the other hand, the host decided to collect the tourist tax himself, he must absolutely inform his seasonal tenant by indicating the amount of the tax. It is as much possible to ask the seasonal tenant to pay for his own residence tax. What the latter can do as soon as it arrives in the accommodation by passing through the resolution center on the site or the Airbnb application.

Tourist tax: how do you know who pays the money to the tax? (The host or Airbnb?)

As mentioned above, the host may collect the residence tax from his tenant to return it to the id or to Airbnb who then hand it over to the host’s name. Airbnb can also take charge of collecting the tax and returning it to the tax. How do I know if it is the host or Airbnb who does it in your locality?

This is quite simple in fact, since it is simply enough to go to the platform interface and select your rental ad. After that, you will need to open the ad management panel and click on the "local legislation" menu. If there is a section on the residence tax, this means that Airbnb can collect the tax and return it to the host’s name on the tax.

In the opposite case, it is important to avoid surprises, to collect your own residence tax and to remit it to whom by law.

Tourist tax: where and how to return it to the tax?
