With the explosion of competition on Airbnb, many guests opt for concierge services to delegate the tasks related to their rental announcement.
Multiples are the reasons for pushing a host to call a concierge to manage the announcement and operation of its property on Airbnb, or other platforms (Booking, HomeAway...). Indeed, you might need time to invest in another project, or you have little time to invest in Airbnb because of your work, or even simply you want to have a quiet mind and wait for your home check...
However, using a concierge service is in a few ways to give the keys of its accommodation (and its finances) to a company that first of all seeks to make profit. Under these circumstances, can we really trust a concierge service to rent on Airbnb? To answer this question we have tested one of these concierges ourselves. Here is our opinion as objective as possible.
What is a concierge, and why did we use it?
Not to be confused with home concierge, concierge service is not a service dedicated to tenants of your Airbnb accommodation. It is actually a company that proposes to take care of you, of your accommodation on the individual rental platforms . In short, you give them the keys to your accommodation, as well as the connection data to the Airbnb announcement, and you just wait for your check.
The concierge service can optimise your ad online, photos, advertising about your accommodation Airbnb. It can also take care of the reception of your tenants, the handover of the keys and the household in the housing. Commonly the hosts use the services of a concierge service for lack of time to manage their own ad or accommodation. Thanks to the concierge offices, the hosts are earning in time, that they can book something else in their lives.
In our case, on the North trip for 1 and a half months our accommodation Airbnb has welcomed 4 tenants who have stayed there for about 7 days. Given the reasons for our Nordic trip, it was impossible for us to simultaneously manage our online announcement, housekeeping or handing over keys to tenants because we asked for the help of a concierge.
The advantages of concierge service
Thanks to a concierge service everything was settled without even having to think about it. At the end of our adventure with the concierge in question, we simply received a summary of stays, finances and perceived our due. As a benefit, this concierge has helped us organize and focus on our journey. It has indeed managed everything from A to Z regarding our announcement or the management of our Airbnb accommodation.
Second advantage, concierge services are modular. For example, if you don’t want a concierge service that it only takes care of the cleaning and the delivery of the keys (and managing the advertisement + rent management yourself) it’s quite possible. Your final invoice will be logically reduced.
The drawbacks of the concierge
Only two disadvantages arise from the use of a concierge service. On the one hand, your rental property loses its warmth, its humanity and its authenticity. Since managed by a customer service (logically less friendly ) that may not have as its main mission to sympathize with your tenants. As a result, your accommodation becomes more a hotel at home than a guest house.
Secondly, we have said that the concierge services, despite the services they render, charge their services dearly. The vast majority of them receive 20% of the revenues generated by your Airbnb accommodation. What is not nothing, when you take into account the reasons why you have decided to rent your property seasonally (most often for financial reasons).
Ultimate confidence or no confidence in the concierge?
In fine , trust in a concierge service depends on several factors. However, we will only hold one, which we believe is the most important. This is the type of concierge.
Indeed, there are more and more concierge services in France. Some with legal attributes allowing them to exercise this activity and others working in the illegal absolute. The big difference between the two being made at the final invoice level. The clandestine concierge offices will always charge their services less in order to attract more customers to plume.
